Rental projections are scenarios, not guarantees. A useful analysis separates gross revenue from the complete cost of producing and maintaining that revenue.

Test occupancy, average daily or monthly rate, seasonality, management, platform fees, taxes, utilities, cleaning, HOA, insurance, maintenance, replacement reserves, and owner-use days.

Compare projections with verified performance from similar completed properties where possible. Adjust for new supply, building rules, location, unit size, view, furnishing, and operator quality.

Use conservative, base, and upside cases. A property should still make sense if actual performance falls below the sales presentation.

THE CANCUN COLLECTION represents buyers rather than a single development. Before making a commitment, obtain property-specific legal, tax, and financial advice from qualified professionals and request current verified information.
